Business rates = rateable value × multiplier − relief. The rateable value is set by the Valuation Office Agency; the multiplier is set nationally each year; relief depends on your property and circumstances. The most common reasons a real bill differs from this estimate are a missed relief or an over-stated rateable value, both of which our checker looks for.

How are business rates calculated?
Your bill is your property's rateable value multiplied by the 'multiplier' (rate in the pound) for the year, minus any reliefs. For 2026/27 the standard multiplier is 48.0p, the small business multiplier 43.2p, and the retail/hospitality/leisure multiplier 38.2p.
What multiplier should I use?
Properties under £51,000 rateable value use the small business multiplier (43.2p), or the lower RHL multiplier (38.2p) if they're retail, hospitality or leisure. £51,000 and above use the standard 48.0p multiplier.
Does the calculator include relief?
It estimates Small Business Rate Relief (100% under £12,000, tapering to £15,000) and the correct multiplier. Other reliefs and transitional adjustments may also apply to your real bill.
